Old Vine purchased the vacant 90,000 sf two story office building, with attached single story warehouse in 2004. The southern 65,000 sf of the building was then leased out to Teledyne Monitor Labs. Old Vine painted the entire exterior, separated the water and gas services to the building and upgraded the landscaping around the main entrance to Teledyne’s new suite. The remaining vacant 25,000 sf of warehouse space, located on the north side of the building was demised into two 12,500 sf condo suites. Large overhead doors and new man doors were cut into each suite. The exterior windows of the west condo were enlarged and a new storefront glass entrance was added. Additionally, the entire upper north parking lot was redesigned and constructed. The aesthetics of the new parking lot were enhanced by adding two large planter boxes.

Soon after this phase of construction was complete ISEC leased up the eastern 12,500 sf condo suite to use for their millwork projects and warehouse space. The remaining vacant suite was then spec’d out as 50% office 50% warehouse, with new carpet, drop ceiling and parabolic lighting. Wireless Channels soon entered the picture and leased up this suite. They added eight offices, two conference rooms and a new restroom as part of their tenant finish. The building is now 100% occupied and all planned capital improvements are complete.

  • Created new loading for warehouse spaces on north end of building since Teledyne took all of the existing loading on the south end

  • Gave the building a new identity through new window scaping (expanding the existing windows to provide floor to ceiling windows) and new paint/stucco scheme
  • Expanded north parking lot and re-grade to accommodate loading and entrances on grade
  • Upgraded the landscaping and install new landscaping on north end to differentiate the two new entrances
