Originally built in the mid-1980’s to house a state-of-the-art health club, the interior of which was never completed, the “theater” building became the home of an eight-plex movie theater in the late 1980’s.
The tenant, a national movie house, essentially built a separate theater building complex within the structure of the original health club…eight sound proof theaters with sloped floors, a mezzanine projection room, concession kitchen and even a sound proof roof/ceiling over it all.
The building-within-a building required structural adjustments to the huge I beams supporting the roof of this 40,000 square foot structure to accommodate the theaters. Those adjustments included the relocation of some of the columns so they weren’t blocking the audience’s view of the screen.
Subsequent to major changes in the movie industry around the millennium causing the failure of numerous older theaters, including this one, the building-within-a-building was removed; interior concrete walls and roof came down; old plumbing, concession and kitchen fixtures removed; hundreds of theater seats recycled; screens and drapes came down and were recycled; lights and projection equipment recycled…tens of thousands of tons of debris were hauled away.
The demolition of the 8 theater complex left a unique building…40 foot ceiling heights, sloped floors and literally tons of cooling. The floors have been leveled, the supporting columns removed (and reinforced) and portions of the structure leased up.
A rock climbing gym, an “American Gladiators” activity/team building center and a dance/cheerleading studio occupy approximately 17,000 square feet.
The remaining square footage has that unbelievable “million dollar” view of the Colorado Rocky Mountains and downtown Denver and provides a 40 foot free span area of approximately 70 x 150 feet including more than enough parking based on the theater’s assembly use …ideal for a large sports venue, a large church or any number of other users that would thrive in this huge, open, sunlit area.
